Purchase of Residential Condominium Units or Condominium Townhouses

• Reviewing the executed agreement of purchase and sale and accompanying documents, including reviewing
declaration, by-laws, management contracts, insurance trust agreements, and all other condominium documentations
• Investigating title and checking the legal description
• Searching for arrears of realty and other taxes and rates constituting statutory liens
• Obtaining and reviewing statement from condominium corporation as to its financial condition
• Searching for executions
• Reviewing transfer
• Reviewing statement of adjustments and examining survey (if available)
• Arranging for title insurance (if applicable)
• Making zoning and building by-law enquiries and searching for work orders (if applicable)
• Making requisitions on title and on other matters recited in the agreement
• Discussing with the purchaser all matters related to title, zoning, condominium registrations, common expenses,
insurance coverage and statement of adjustments
• Liaise with your banking centre and draft necessary banking documentation to satisfy the mortgagee (if applicable)
• Attending on execution of documents
• Attending to the closing
• Giving opinion on title
