• Reviewing the executed agreement of purchase and sale
• Investigating title and checking the legal description
• Searching for arrears of realty and all other taxes and rates constituting statutory liens
• Advising on the applicability of HST legislation
• Searching for executions
• Searching under the Personal Property Security Act for registrations
• Reviewing all leases, tenancy agreements, service contracts, and employment contracts (if any) with respect to the proposed purchased property
• Reviewing transfer
• Reviewing statement of adjustments and examining survey (if available)
• Arranging for title insurance (if applicable)
• Making zoning and building by-law enquiries and searching for work orders (if applicable)
• Making requisitions on title and on other matters recited in the agreement
• Discussing with the purchaser all matters related to title, zoning and statement of adjustments
• Liaise with your banking centre and drafting necessary banking documentation to satisfy the mortgagee (if applicable)
• Attending on execution of documents

• Giving opinion on title


Sale of Commercial Real Estate:

• Reviewing executed agreement of purchase and sale
• Preparing transfer, bill of sale, and assignment of lease
• Assignment of pertinent material contracts
• Answering requisitions on title
• Preparing and advising on statement of adjustments
• Advising on the applicability of HST legislation
• Liaising with your banking centre and preparing necessary discharge documents (if applicable)
• Attending on execution of documentation
• Attending to the closing and completing the sale
• Registering mortgage discharge (if applicable)
• Providing the client with a closing report, including copies of registered mortgage discharges (if applicable)
